Former police HQ primed for elite estate developments

Merseyside Police’s former headquarters is being primed for sale in what is being billed as an iconic site fit for the level of elite estate developments, having sat vacant for a number of years. 

Located within Liverpool city centre, Canning Place fronts The Strand, the waterfront and Liverpool ONE and would offer an ample estate with a location worthy of an elite development. Billed as one of the best regeneration opportunities in the city, Canning Place is likely to be of interest to many large scale developers.

The property was home to Merseyside Police for more than 40 years, but has been vacant since the force moved to their new Rose Hill HQ location in October 2021.

Merseyside’s police and crime commissioner Emily Spurrell and Merseyside Police have now commissioned a project team led by MACE, with support from Colliers and PLACED, to explore the options for the building. 

MACE Group bill themselves as masters of the built environment and have helped shape projects from Olympic parks and iconic skyscrapers to state-of-the-art data centres, schools, hospitals and homes. Colliers are a leading global commercial real estate business with an office in Liverpool. PLACED fulfil the community and stakeholder engagement angle with their expertise in education and engagement and community insights into the built environment.

Speaking on X, Spurrell said: “Canning Place has been a loyal servant for 40+ years but we’re now in a position to start putting this prime site on Liverpool’s iconic waterfront up for sale… and I want to hear your views about how this pivotal plot of land should be used.”

Property consultant Jeffery Russell said of the news “The city of Liverpool has a real opportunity here to ignite an elite estate development and use the former Merseyside Police HQ for an iconic project.”

“If the city council can keep its distance and cede to the advice of MACE, who brought other elite estate developments to life such as The Shard, Tottenham Hotspur’s new Stadium and Battersea Power Station, the people of Liverpool could have something that defines the waterfront for generations.

An online consultation has now been launched and is open for contributions until Monday 11 March.
